City of Dallas Code Violation List: 11,775 Cases in the Last 30 Days

The City of Dallas logs hundreds of code cases a day. Here is what the list contains, which ZIPs lead it, and how investors read it as a distress signal.

The City of Dallas code violation list is one of the most active distress signals in Texas, and almost nobody outside the city reads it. In the 30 days ending September 3, 2026, Dallas opened 11,775 code cases. Over 90 days the count is 35,909, and the full record we track for Dallas County runs to 747,061 cases. This guide explains where the list comes from, what is actually in it, which ZIP codes lead it right now, and how to use it without wasting a week on noise.

Where the Dallas code violation list comes from

Dallas Code Compliance Services (CCS) receives complaints through 311, inspector referrals, and proactive sweeps, then logs each one as a service request. Those requests are public. Texas Signals pulls the feed daily, geocodes each address, and files it under Dallas County alongside pre-foreclosures, tax delinquencies, and auction postings, so a single address can be read across every signal at once. The most recent case in our feed is dated today, September 3, 2026.

What is on the list right now

The last 30 days break down like this:

Code Concern: 11,010 cases. This is the general category for property maintenance, high grass, junk vehicles, illegal dumping, structure condition, and similar exterior complaints. It is the category investors care about.

Consumer Protection Complaint: 375.

Single Family Rental Needs Registration: 168. Dallas requires single-family rentals to register, and an unregistered rental is often an out-of-town or inattentive owner.

Restaurant and food complaints: 131 combined.

Boarding home complaints: 22.

By status, 7,609 of the 11,775 are already closed, 2,816 are in progress, and 1,227 are new. The open cases are the ones worth a mailer or a knock, because an owner with an active case is being pressured by the city right now.

Three of those ZIPs, 75228, 75217, and 75227, also appear on the Dallas County pre-foreclosure list for the same period. When a property shows up on both, the owner is dealing with the city and the lender at the same time. That overlap is the highest-signal slice of the whole list.

How investors actually use it

A code case by itself is weak. Cities open cases on well-kept houses over a trash can. The list becomes useful when it is filtered three ways:

1.Repeat cases at one address. Two or more open cases in 90 days means a property nobody is maintaining.

2.Structure and condition categories over nuisance categories. A "Code Concern" about a boarded window or a collapsing roof is a different owner than a high-grass complaint.

3.Stacked signals. A code case plus a pre-foreclosure filing, a tax delinquency, or an absentee mailing address is a motivated seller. Dallas County currently carries 59,676 tax-delinquent parcels in our feed and 284 pre-foreclosure filings in the last 30 days, so the overlaps are there to find.

Getting the raw list yourself

If you want the source data without the scoring, the city publishes service requests through its open data portal, updated daily. Expect to do your own geocoding, deduplication, and category cleanup. The feed does not tell you whether an address is owner-occupied, whether the owner has a mortgage in default, or whether the same house appeared last month.
