Why is my list empty (or shorter than I expected)?
Usually a preset or value filter. Clear the filters, check the signal is loaded for that county, and widen the sale window.
An empty list almost always means a filter is narrower than you think. Work through these in order.
1. Check the preset
A bare Lists page opens on Stacked signals, which shows only properties with 2 or more signals. That is a short list in many counties. Tap Sale within 60 days or pick a single signal to see more.
2. Clear Min and Max value
Value filters use the county's assessed value. Postings whose assessed value is not on file yet are hidden by any min or max value. Leave both empty to see everything.
3. Widen "Sale within"
30 days can be empty between sale months. Try 60 or 90.
4. Remove the ZIP
A ZIP filter needs exactly 5 digits and only matches properties in that ZIP.
5. Check the signal is loaded for the county
Not every county carries every signal. If tax-delinquent or code-violation data is not loaded for your county, the list tells you, and Counties shows what each county carries. See Which counties do you cover?
Between sale months
Texas trustee sales happen on the first Tuesday of the month. Right after a sale day the "posted for sale" list empties out and refills as new postings arrive over the following weeks.
Quick answers
Why does my county show 0 properties?
Usually the Stacked signals preset (2 or more signals) or a min/max value filter is on. Clear the value filters, pick Sale within 60 days, and check that the signal is loaded for that county on the Counties page.
Why did my auction list empty out?
Trustee sales are on the first Tuesday of the month. After a sale day the posted list resets and fills again as new postings are filed.
