How to read your county list
What each column, badge and sort on the Lists page means, and which rows to call first.
Every row on Lists is one property with at least one distress signal on public record.
What a row shows
- Address and city of the property.
- Signal badges: pre-foreclosure, auction posted, tax delinquent, code violation, eviction, probate. A property can carry several.
- Sale date when it is posted for a trustee sale.
- Amount owed and years behind for tax-delinquent properties.
- Owner and mailing address (members). When the mailing address is in another city or state, the owner is likely absentee.
- Score from 1 to 100. More signals and more urgent signals rank higher. See What each signal means.
Sorting
Use Sort to rank by score, sale date (soonest first), amount owed, value or newest filing.
Presets
The Start from buttons beside the list are one-tap filters: Stacked signals (2 or more signals on one property), Sale within 30 days, Absentee + tax delinquent, Code + another signal and more.
Visitors vs members
Visitors see a short preview with owners hidden. Members see every row, owners and mailing addresses, and can export the full list.
Quick answers
Why do some rows have no owner?
Owners are shown to members only. If you are a member and a row still has no owner, the county record did not include one yet.
What does the score mean?
It is a 1 to 100 ranking of how distressed a property looks on public record. Pre-foreclosure and tax delinquency weigh the most, and two or more signals on the same property boost it.
Didn't answer it?
A person reads every message and replies within one business day.
