Where the data comes from and how fresh it is

Every row comes from a public county or city record. Each source refreshes on its own schedule; the page shows when it was read.

Sources

Every row comes from a public record: county trustee-sale postings and foreclosure filings, county tax rolls, city code-enforcement data, court records (evictions, probate) and recorded deeds. We do not buy lists and we do not make rows up.

How fresh

Each source refreshes on its own schedule. Foreclosure sale postings are read as counties post them, several times a week in the larger counties. Other sources are read on their own cycle; loan maturities are refreshed weekly. The band at the top of every app page says "As of" with the time the data was last read, and each list notes when it was refreshed.

When something looks wrong

Public records lag reality. A sale may be cancelled before the county removes the posting, or taxes may be paid after the roll was read. If a row is wrong, tell us the address and we check it against the source.

We never call our data "real time". Treat the list as where to look, and confirm the details before you act.
