The Data Advantage
Real estate investing in Texas has become a data game. The investors who find deals first, analyze them fastest, and move with confidence are the ones who close. Here are the free tools that give you that edge.
1. Texas Signals Distress Score Lookup (Free)
Our Distress Score tool scans live public records — pre-foreclosures, tax delinquencies, code violations, evictions, and cash buyer activity — and returns a 1-100 distress score for any Texas address, ZIP code, or county. No signup required.
Use it to quickly screen properties before you spend time on due diligence. A score of 60+ means multiple overlapping distress signals — high probability of a motivated seller.
2. County Appraisal District Websites (Free)
Every Texas county has a Central Appraisal District (CAD) website where you can look up property tax values, ownership history, and legal descriptions. The big four: TCAD (Travis), HCAD (Harris), DCAD (Dallas), and BCAD (Bexar). These are the official source for assessed values and owner-of-record information.
3. Texas Comptroller Property Tax Database (Free)
The Texas Comptroller publishes property tax rate data by jurisdiction. This lets you calculate the actual tax burden on any property — critical for underwriting rental properties or estimating holding costs during a flip.
4. FEMA Flood Map Service (Free)
Before you buy any property in Houston, Galveston, or coastal Texas, check the FEMA flood maps. Properties in Special Flood Hazard Areas require flood insurance, which can add $2,000-$5,000/year to your holding costs. Many "deals" stop being deals once you factor in flood insurance.
5. Texas Secretary of State Business Search (Free)
When you see a property owned by an LLC, search the Texas SOS database to find the registered agent and management company. This is how you find the actual person to contact — especially useful for absentee-owned properties with code violations or tax delinquency.
When Free Isn't Enough
Free tools get you started. But if you're doing more than a few deals a year, you need aggregated, cross-referenced data. Texas Signals combines all five distress signal categories across 99 counties into one searchable database — updated daily, with property cards that show everything you need to make a decision.
